atson Land Company's legacy extends two centuries to the Rancho San Pedro Spanish Land Grant. Today, the company is among the largest developers of industrial centers in Los Angeles County, and among the largest industrial developers in the nation. Over the past 40 years, we have master planned more than 1,000 acres of industrial and commercial property. In addition, the company has developed and now owns and manages approximately 12 million square feet of industrial, office and technology buildings and business centers.

Since the early 1960's when our development program began, Watson Land Company has continually evolved and has responded to the changing needs of Southern California's business community. One of the highlights of the Watson Value AdvantageSM , that tenants of Watson Land Company masterplanned business centers enjoy, is Watson's Heritage Customer Service ProgramSM. This program offers our clients a lease structure that is unique to the commercial real estate industry. Through this program, Watson assumes and skillfully manages building maintenance and operating functions that are typically a customer's responsibility so that you can concentrate on your business. The Heritage Customer Service ProgramSM is tailored to meet your needs and includes landscape maintenance and can include total roof, yard, lighting, painting, and HVAC maintenance repair and replacement responsibilities.

Watson Land Company continues its legacy of build-to-suit opportunities with our remaining land parcels in master planned Dominguez Technology Center and Watson Commerce Center. The Legacy Building SeriesSM represents the company's state-of-the-art line of speculative and build-to-suit buildings which offer specific performance advantages over traditional industrial and R&D buildings. The final phases of Dominguez Technology Center are designed to accommodate corporate headquarters, R&D, office and industrial uses. Watson projects constructing an additional 2.2 million square feet of buildings- both build-to-suit and speculative construction- over the next five to eight years.

Watson Land Company has completed the incorporation of many of our masterplanned business centers into a General Purpose Zone Site as part of Foreign Trade Zone (FTZ) 202 , sponsored by the Port of Los Angeles. The Foreign Trade Zone status will provide our approved customers enhanced cost savings and operating benefits to maximize efficiency.
